Today we compare last year’s stats to this November’s market data.

We’ve kicked off the holiday season, and real estate is the big topic locally, nationwide, and worldwide. A lot of people are asking about average prices and days on market. Today we’ll share the November market stats.


We have 1,574 new listings. That’s up 4% from last year. In November 2020, the median price in central Kentucky was $206,000. This year, it’s $229,000. In Lexington, our median price is $259,000. That’s up 13% from 2020. We're seeing multiple offers, and sellers are getting over asking price.


We only have 2,400 homes on the market. That’s 12% fewer homes than we had at this time in 2020. That’s creating more buyer demand for the buyers and a strong drive for sellers. A strong market is great, but we only have 1.6 months of inventory. Those homes are only staying on the market for 20 days. That's a 39% decrease from last year. In central Kentucky, we’ve sold 13,380 homes this year. That’s a 6% increase from last year’s 12,630 homes.
